Last month we discussed selling, this month it’s about buying.  And the first step again-working with the right Real Estate Agent.

If you are like most people, buying a home represents your single biggest investment. So, it is not surprising that the buying process can be one of the most exhilarating but sometimes stressful experiences you undergo. This may be true whether you have bought many homes or you are looking to buy your first.

There are many factors to consider and many decisions to make.  That is why, when buying, it is crucial for you to have all the available resources necessary to make a well-informed decision.

Define your goals/research options/make your plans

Do a search-the key to the home search process is to know what you are looking for.  That means distinguishing between “must-have” and “would-like-to-have.”

Get pre-approved for a loan-generally, it is recommended that you get pre-approved for a loan before you start viewing homes.  The pre-approval process involves meeting with a lender and authorizing them to examine your current financial situation and credit history.  On the basis of these findings, the lender will provide you with a document that details how much you can borrow to buy your home.  There are great benefits to getting a pre-approval such as knowing how much you can afford so you can plan accordingly and being taken more seriously as a qualified, motivated buyer when you make an offer on a home.

Found a house you love-make an offer and start negotiating

An offer consists of four components – The price, preferred closing date, how you’ll finance the purchase & contingencies.  Contingencies are usually inspections (home, termite, radon  & oil tank testing-if applicable) & mortgage approvals.

Once the terms of the contract have been negotiated, including any inspection items, the contract is ready to be signed and you are on your way to home ownership.  But don’t get too excited, the closing can take 60-90 days.

In summary, your agent should be helping you at every step along the way. They should be mindful of your budget and understanding of what options are available while looking at the long-term investment. If Tuckahoe is not on your radar yet, it is time to make a visit! Tuckahoe is located in lower, central Westchester County. The walking village is centrally located between Manhattan and White Plains and serves commuters with two train stations on Metro North’s Harlem line: Tuckahoe and Crestwood. The population is just under 7,000.

There are two distinct shopping areas around the two train stations that offer local services and a very wide variety of dining options.  The rush hour trips to and from Grand Central are an average of 35 minutes. The Village offers a distinct relief from the hustle and bustle of City life. Median prices in Tuckahoe for 2018 were:

Bronxville has a unique energy all its own.  But there is no doubt that this small village and its surrounding areas have lots to offer when it comes to the Arts & Entertainment.

Here’s just a sampling of what’s happening…

Sarah Lawrence College, a private liberal arts college located in Bronxville (Yonkers), offers many great events that are open to the public. The college is known for its low student-to-faculty ratio and highly individualized courses of study. Whether it is a visual arts lecture or a basketball game, there is something for everyone. Concordia College-New York – includes an amazing art gallery and fantastic Conservatory.  The OSilas Gallery integrates visual arts into the cultural and educational life on campus and community by providing quality exhibitions and programs that are diverse in style, content, and media. Some economy observers are pointing to 2018 as the final period in a long string of sentences touting several happy years of buyer demand and sales excitement for the housing industry. Although residential real estate should continue along a mostly positive line for the rest of the year, rising prices and interest rates coupled with salary stagnation and a generational trend toward home purchase delay or even disinterest could create an environment of declining sales.

• Single-Family Closed Sales were down 4.1 percent to 1,916.

• Condos Closed Sales were down 1.2 percent to 401. • Co-ops Closed Sales were down 7.8 percent to 544.

• Single-Family Median Sales Price decreased 0.2 percent to $678,750.

• Condos Median Sales Price increased 1.8 percent to $392,000.

• Co-ops Median Sales Price increased 3.0 percent to $170,000.

Tracking reputable news sources for housing market predictions makes good sense, as does observing trends based on meaningful statistics. By the numbers, we continue to see pockets of unprecedented price heights combined with low days on market and an economic backdrop conducive to consistent demand. We were reminded by Hurricane Florence of how quickly a situation can change. Rather than dwelling on predictions of a somber future, it is worth the effort to manage the fundamentals that will lead to an ongoing display of healthy balance.
