How is the Real Estate Market Doing?

As real estate agents, part of our job is to be on top of the real estate markets that we work in. We need current market data so we can identify market trends so that we can provide valuable advice to our buyer and seller clients.  One of the tools we have developed we call Market Snap Shots.  Each ‘snap shot’ isolates the market data for a specific location and tracks it over a ten-year period.

We would like to share a sampling of our snap shots updated through August 31 with you.  If you click on this link, it will open an excel work book with 6 separate sheets.  Each sheet is for one of the specific markets we work in. The sample markets we selected are:

  1. Bronxville Village single family homes (not including townhouses)
  2. Bronxville PO area of Yonkers single family homes
  3. Eastchester school district single family homes
  4. Tuckahoe school district single family homes
  5. Crestwood single family homes – City of Yonkers with 10707 zip code
  6. Scarsdale school district single family homes

These sheets are packed with information. On each sheet, take a look at the column headed Median Price. As you scan down this column you will get a feel for where prices are heading in that market.  In Bronxville Village, Bronxville PO and Scarsdale, you can see that the median prices have been dropping for each of the past two to three years.  Conversely in Eastchester, Tuckahoe and Crestwood median prices are holding steady. The trend is that more expensive markets are experiencing price resistance.

Another key data point is the Total # of Sales column. In some cases, this simply indicates a lack of homes coming on the market.  In most cases it will tell you how strong demand is in that location.

Manhattan, and even nearby boroughs, have become somewhat undesirable to many potential homeowners due to the limited inventory and other factors such as noise and traffic. For those that may be looking for a desirable neighborhood without all the hustle and bustle of Manhattan, look no further. Bronxville is a great neighborhood with amazing schools, an easy commute and lovely downtown area. Bronxville Village covers one-square mile in the town of Eastchester, in the County of Westchester just 15 miles north of Manhattan.

Many first-time homeowners or families make up a portion of the approximate population of 6500. ‘Charm’ and ‘convenience’ are some words residents use to describe the neighborhood. With a walkable downtown and a tight knit community, Bronxville proves to be quite a welcoming place. In a time where our world can seem hectic, Bronxville provides a comforting environment where residents are said to truly embrace everyone.

Bronxville’s busy downtown covers several blocks around the Metro-North Railroad station. Homes range from various price points and from several acre lots to condominium buildings to townhomes – there is something for everyone. In a recent New York Times article, Gerry Iagallo, the village’s assessor, said there are 1,149 single-family homes and 25 multi-family homes, as well as approximately 800 cooperative apartments in 26 complexes and 216 condominiums in five complexes. There are also 12 rental complexes with roughly 271 apartments. Mary Marvin, the Mayor, noted that 40 percent of the residents live in co-ops, condos or apartments.

Financing and Closing – The Final Step

Financing and Closing on a home

The past few months we have shared tips on purchasing a home.   This month we will cover the final steps – financing and closing.

After you have found the house, Condo or Co-op that is perfect for you, it is time to get your finances and mortgage options in order.   It is actually very smart to have a pre-approval ready to go.  Once you have a fully executed contract of sale, it is time to go back to your lender to formally apply for the mortgage. There is quite a bit of documentation to be provided to the mortgage lender, but don’t let it intimidate you. These documents are provided to the lender so they can properly underwrite the loan.  Some documents you will need are your last two years’ tax returns, recent pay stubs, brokerage statements, etc.  For a full list, contact your lender to ensure you have all the proper documentation on hand.

Lastly, it is time to close! First you want to order a title search. This is a historical review of all legal documents relating to ownership of the property.  Typically, your attorney will order the title report for you. You must also obtain a homeowner’s insurance policy.  And don’t forget New York State has a ‘mansion’ tax, this is a one percent tax on homes selling for $1 million or more. Once these items are in place, it’s time for the ‘final walk through’ of your new home.  Your Realtor will do this with you.  This is very important as it is the last chance for you to review any issues right before or at the closing such as a drippy faucet or cracks or patches left uncorrected.  The closing is usually held the lender’s attorney’s office and is attended by the seller’s and buyer’s attorney, the mortgage banker, and of course, the sellers and buyers and their respective Realtors.  All this just to make sure all the appropriate paperwork is signed off on. Once that is completed, it’s time to move in so don’t forget the keys!

What Roles Does Your Credit Score Play

Many factors come into play in the process of buying a home.  One of the key factors is your credit. Your credit score is one of the major components that lenders look at when evaluating your mortgage application. Having a low credit score will not completely ruin your chances at buying a home, but it will affect the interest rate of your mortgage. Before starting your search, we recommend that you check your credit score. Pull all three reports (Experian, Transunion & Equifax) to make sure that they are aligned. If you have lower credit, tackling some issues beforehand could help to raise your score and ultimately lower the interest rate.  Aside from a higher interest rate, a lower credit score will also show a risk to lenders causing them to be more stringent on other areas of your finances.

Talk to your Realtor to learn about the various types of loans. For example, a conventional loan (the most popular) will work for applicants with a credit score as low as 620, but may have additional requirements such as a lower debt to income ratio. Another option is an FHA loan which is government-insured to help assist first time home buyers. With FHA, borrowers need a minimum FICO score of 580 to get FHA’s maximum 3.5 percent financing. However, a credit score of 500 is accepted with at least 10 percent down.

It is important to do your own due diligence before initiating the search for buying a home. Pull your credit report and check for any errors that may have occurred. Some other tips include not closing credit lines once paid off; avoid opening any new credit lines during the home buying process and when your credit has improved, rate-shop within a 30-day window. Spreading out all the inquiries can hurt your score.  Managing you credit (score) takes time and effort, but it is well worth it, especially if your planning on buying a house.

We shared some great tips for buying a home last month, here we venture into the world of loans. In order to secure the right mortgage for you, there are a few steps that you should take into consideration for the loan process.

First off, you want to be sure that you properly educate yourself on the various loan options. There are several options out there that are available through thousands of banks, finance companies, credit unions and more! We want to be sure that you are getting the best option for you.  There are even more sources of information; some more helpful than others.  Your real estate agent can help you navigate through all of it.

Be sure that you are realistic about your financial situation. The last thing we want new homeowners to endure is not being able to properly pay their mortgage. The more honest you are with yourself, the less chance this will happen. Explore how much you really think you can handle for your mortgage payments and plan from there. Since this is a long-term investment, you really want to be sure that this payment schedule will be good for years to come. One option that has proven to be helpful is using a loan calculator to forecast the best payment options. One tip can be to outline your monthly living expenses and project other financial commitments that may arise during the life of your mortgage.

You will need to decide what route you’d like to go with your mortgage – there are fixed-rate and adjustable-rate mortgages. It’s important to talk to your lender to be sure you are selecting the best option for you. Fixed-rate mortgages lock you in at a set rate and protect you from the risk of rising interest rates-their stability can make it easier for planning. An adjustable-rate mortgage is commonly based on the U.S. Treasury Index for one-year Treasury Bills, although it may be geared to other indexes.   Adjustable rate mortgages can be appropriate when you know you are going to be in the property for a specific time period.

Once you have decided on the type of loan you are interested in, it is time to apply for your mortgage!  Because there are so many options to consider, make sure to really spend time evaluating what works for you and ask lots of questions. You may find that having a trusted and knowledgeable Real Estate Professional by your side for advice and perhaps some beneficial connections will give you some peace of mind.

So to continue on from last month’s blog on ‘Buying a Home’ –

Buying a Home

As we discussed, finding the best Realtor to support you is key when buying a home. There are still several steps that you can take to ensure that the process remains smooth and seamless.

After you have done your research, selected your dream home, made your offer that is accepted by the seller, a contract is negotiated including any inspection items. Once all the parties are in agreement, the contract is ready to be signed.  After you sign, the seller signs and you have a fully executed Contract of Sale.

Now it’s time to go back to your lender to formally apply for the mortgage. To assist in making this step (which can be daunting) a bit easier, our team assists in guiding you to provide the right information to your lender.  This would include your last years’ tax returns, recent pay stubs, copies of divorce decrees or separation agreements, brokerage statements, social security and pension payments, along with any other legal documents pertaining to income.  Please note, however, that as these are generally the required documents, it varies by lender.

Once all the documents and paperwork are complete, it is time for the best part – closing the deal! Heave a sigh of relief and finish these next few steps strong with your trusted agent. Complete the title search, obtain homeowner’s insurance, do a final walk through and then it should be time for the closing.  Also, as New York State residents, there are some extra things to keep in mind. The New York State Mansion Tax is a 1% tax on homes selling for $1 million dollars or more. This tax is paid by the buyer at the closing.  If the cost of the home is less than $1 million, there is no tax to be paid.

Finally, some of the obvious things include making sure you get the keys at the closing!  Once you do the final walk through and close, the home is yours.
