Curb Appeal is Important for Selling Your Home

Now is the perfect time to turn attention to your house. Cleaning isn’t just for the Springtime anymore.  This Fall, why not give your home some extra curb appeal? The goal is to make the home’s exterior look crisp and clean and help it stand out, thus increasing your chances of enticing potential buyers to want to take a peek inside and increase your potential of selling your home quickly.

Here are some helpful hints:

  1. Get the dirt, moss, and cobwebs off your home’s exterior by using a power washer or a regular hose with a power washing attachment.   And, while you’re at it, clean off your outdoor lawn furniture.
  2. Wash your windows. A hose with a window washing attachment can get windows shiny and clean. And remember to clean inside windows, too, for the most sparkle. Don’t want to do it yourself? Get references and hire a professional window washer.
  3. Clean and polish outdoor fixtures, especially on the front door and entryway. Metal polishes do a great job in making your hardware gleam.
  4. You might not realize it, but the roof plays an important role in curb appeal too. Is your roof missing any shingles? Is it dingy and streaked? If so, a good cleaning or, if necessary, new roofing will go a long way toward improving your home’s desirability.
  5. Fix stone walkways, driveway and retaining walls that were ruined by bad weather, road salt, or careless plowing.  The best way to find a top-notch mason is to check with neighbors/friends or ask your Realtor for a referral. They usually have a list of trusted vendors handy.
  6. Clean out garden beds and top them with natural mulch, which will help the soil retain moisture and give the beds a neat look. You may also need to reseed or add sod to areas of your lawn that are a bit bald.
  7. If your driveway has taken a beating over the years, think about repairing the cracks or even repaving it.
  8. Lastly, position pots of flowers on the front and back of your home to add more color. And, even though you can’t see it, fragrance can have a big impact on a person’s experience when they enter your home. Consider something floral, fresh herbs or now with the autumn upon us, there is nothing more refreshing than the smell of apples & cinnamon or pumpkin spice.

The world is currently going through an unprecedented series of events with the pandemic. For many, it’s a time to shelter in place and to be thankful for the things that they have. Things are changing for the time being, but the world will come through on the other side wiser and stronger than before.

Low Interest Rates Make It a Good Time to Buy

Although the world is in uncertain times, those who have the means may find that buying a property right now could be a very good option. This is because the rates today are lower than they have been in a long time. The rates are at record lows, so buying a property has the potential to net you a great deal.

The Federal Reserve is buying unlimited amounts of mortgage-backed securities and U.S. Treasury securities. This is helping to provide more protection than what was available during the 2008 recession. In light of what’s happening currently, this will be needed. The government is also acting faster today than it did in 2008, which means the benefits could be seen sooner. By creating a greater demand in mortgage bonds and with rates low, buying could be a smart choice for those who have already been considering buying.

If you have the money available to buy a property, it simply makes sense to take advantage of the changes that are happening with the rates. Bronxville PO/Yonkers Market Analysis on Single Family Homes

Here is my summary and analysis of the real estate market for Single Family homes in the Bronxville PO/Yonkers market and my thoughts for 2020.

As you review this ‘Snapshot’ of the Bronxville PO market over the past 10 years, note the number of transactions each year as well as the median price. It also shows what segments of the market were strong and which were weak.

Here are some interesting bullet points:

  • the median price in the PO has dropped 15% from 2017 to 2019
  • throughout the post-recession years 2012-18, the volume of transactions in the PO averaged 58 homes per year; in 2019, the volume dropped to 42
  • 14 homes were ‘in contract’ at year end representing 33% of the sales volume for the year
  • of the 14 homes ‘in contract’ at year end, 6 of them had asking prices above $750,000 and 2 had asking prices over $1 million, which had been a weak segment of the market over the past two years. In fact, only 7 homes sold in 2019 for more than $1 million

A significant data point is the drop in sales volume in 2019 as it represents seller resistance to the reality that market values have dropped.  However, the number of homes ‘in contract’ at year end indicates a significant increase in market activity.   In fact, 4 additional homes have gone to contract since the first of the year.

It is clear to me that the market in the Bronxville PO has turned a corner–sellers have adjusted to the new market and buyers are back. They want an easy commute to NYC and a great quality of life, which the PO offers being right near all that Bronxville Village has to offer.

I predict a surge in sales volume for 2020 which will bring us back to a more normal volume of over 50 sales, prices will level off and the median will be similar to the past year.  This year should be a good year for the PO as it seems to have started out on a positive note.

When the time comes to put your home on the market, many sellers think they should wait until after the holidays. However, there are several unexpected advantages to listing your home now rather than waiting until the New Year.

  1. Motivated Buyers
    Tis the season! There may be fewer buyers looking, but those who are tend to be motivated buyers. Homes often sell faster during the holidays, and for more money. Plus, there’s always that buyer who wants to give the ultimate gift to a loved one – a new home!
  2. Less Competition
    Because the holidays can be hectic, sellers often feel they can’t handle trying to show their home while juggling everything else.  Sellers often take the home off the market or wait until the New Year to put it on the market. This means that supply drops significantly, making the remaining houses on the market that much more attractive to buyers.
  3. Lower Interest Rates
    Historically, interest rates are cyclically lower from December through January, making it a more appealing time to buy. Additionally, the Fed has held interest rates very low for nearly nine years.
  4. Top Notch, Faster Service
    The stores may be packed, but your Realtor, title companies, banks, and lenders are probably not so busy, so you’re much more likely to be top priority. Plus, many potential homebuyers have time off from work during the holidays, giving them ample time to search for their new home.
  5. Your Home Looks Beautiful
    You can capitalize on the joy of the season by making your home warm and inviting with cheerful, tasteful holiday decorations and festive aromas, such as vanilla and spiced cider simmering on the stove or freshly baked cookies just out of the oven. This will appeal to the emotions of buyers, leaving them with a memorable impression.
