The past few months we have shared tips on purchasing a home.   This month we will cover the final steps – financing and closing.

After you have found the house, Condo or Co-op that is perfect for you, it is time to get your finances and mortgage options in order.   It is actually very smart to have a pre-approval ready to go.  Once you have a fully executed contract of sale, it is time to go back to your lender to formally apply for the mortgage. There is quite a bit of documentation to be provided to the mortgage lender, but don’t let it intimidate you. These documents are provided to the lender so they can properly underwrite the loan.  Some documents you will need are your last two years’ tax returns, recent pay stubs, brokerage statements, etc.  For a full list, contact your lender to ensure you have all the proper documentation on hand.

Lastly, it is time to close! First you want to order a title search. This is a historical review of all legal documents relating to ownership of the property.  Typically, your attorney will order the title report for you. You must also obtain a homeowner’s insurance policy.  And don’t forget New York State has a ‘mansion’ tax, this is a one percent tax on homes selling for $1 million or more. Once these items are in place, it’s time for the ‘final walk through’ of your new home.  Your Realtor will do this with you.  This is very important as it is the last chance for you to review any issues right before or at the closing such as a drippy faucet or cracks or patches left uncorrected.  The closing is usually held the lender’s attorney’s office and is attended by the seller’s and buyer’s attorney, the mortgage banker, and of course, the sellers and buyers and their respective Realtors.  All this just to make sure all the appropriate paperwork is signed off on. Once that is completed, it’s time to move in so don’t forget the keys!

We shared some great tips for buying a home last month, here we venture into the world of loans. In order to secure the right mortgage for you, there are a few steps that you should take into consideration for the loan process.

First off, you want to be sure that you properly educate yourself on the various loan options. There are several options out there that are available through thousands of banks, finance companies, credit unions and more! We want to be sure that you are getting the best option for you.  There are even more sources of information; some more helpful than others.  Your real estate agent can help you navigate through all of it.

Be sure that you are realistic about your financial situation. The last thing we want new homeowners to endure is not being able to properly pay their mortgage. The more honest you are with yourself, the less chance this will happen. Explore how much you really think you can handle for your mortgage payments and plan from there. Since this is a long-term investment, you really want to be sure that this payment schedule will be good for years to come. One option that has proven to be helpful is using a loan calculator to forecast the best payment options. One tip can be to outline your monthly living expenses and project other financial commitments that may arise during the life of your mortgage.

You will need to decide what route you’d like to go with your mortgage – there are fixed-rate and adjustable-rate mortgages. It’s important to talk to your lender to be sure you are selecting the best option for you. Fixed-rate mortgages lock you in at a set rate and protect you from the risk of rising interest rates-their stability can make it easier for planning. An adjustable-rate mortgage is commonly based on the U.S. Treasury Index for one-year Treasury Bills, although it may be geared to other indexes.   Adjustable rate mortgages can be appropriate when you know you are going to be in the property for a specific time period.

Once you have decided on the type of loan you are interested in, it is time to apply for your mortgage!  Because there are so many options to consider, make sure to really spend time evaluating what works for you and ask lots of questions. You may find that having a trusted and knowledgeable Real Estate Professional by your side for advice and perhaps some beneficial connections will give you some peace of mind.

Why You Should Consider the Fleetwood Neighborhood

When it comes to New York State, people need to be reminded that there is so much more to this incredible state than just New York City.  We previously dove into the benefits of living in Westchester County and here we take an even deeper look into a specific and completely unique area – the Fleetwood neighborhood.

This neighborhood was recently named the county’s ‘best kept secret’, but The New York Times and other reviews speak for themselves. Fleetwood is located on the north side of Mount Vernon closer to Bronxville.

Affordability is a huge draw for those looking to purchase their first house or COOP apartment or just downsize.  And the taxes are low.  It has a small town feel with modern conveniences.  And the business district on North Gramatan has much to offer with many lovely restaurants and shops.

The whole area covers about one and half square miles with a population of fewer than 20,000 people and is known for its diversity.

Fleetwood is also a very accessible area, driving-wise as it is super close to many major roadways.  It has its own Metro-North station and it only takes about 30 minutes via express train to get to Grand Central Station in Manhattan.

Harried New York City residents looking for a change are often pleasantly surprised by the county immediately to their north: Westchester.

Westchester County, with a population now approaching 1 million, was originally developed as a bedroom community for New York City about 100 years ago. The New York Central railroad built three lines – the Hudson, the Harlem and the New Haven – which carried yesterday’s hardworking New Yorkers into a veritable wonderland of space and greenery. Mid and northern Westchester towns and villages have less development and maintain a rural atmosphere, something made apparent in its farms –both the pick-your-own type and the horse farms.

Entertainment and sports opportunities abound: Concerts from rock to classical, local opera, various film houses, myriad opportunities for hiking, biking, culinary exploration, every type of outdoor sport including golf and horseback riding… the list can go on and on. A section of the Bronx River Parkway closes on Sunday mornings each Spring and Fall to accommodate Westchester’s bicycle riders.  The Old Croton Aqueduct trail alone provides almost 23 miles of fascinating riding!

Westchester has an extensive park system which is well-maintained. Beaches dot the eastern shores. A number of colleges and non-profit organizations sponsor talks, celebrations and events throughout the year.

Home Buying Contingencies to Consider Including in Your Purchase Offer

It means an offer on a home has been made and the seller has accepted it, but the finalized sale is contingent upon certain criteria that have to be met. These criteria, or contingencies, typically fall under three major categories: appraisal, home inspection and mortgage approval.

When it comes to home buying, there are several items and factors to consider. Some may be noticeable and others not so much.  In layman terms and as it relates to real estate, a contingency is a condition that must be met in order for the deal to be finalized. These things are identified and are made requirements to complete the sale.

Here we share some common contingencies that a purchaser should look to include in their offer-

A home inspection contingency is one of the most common and with a good reason. This allows for home buyers to safely have a way out if they are not happy or uncomfortable with the inspection.

A mortgage financing contingency is another common type you may want to consider. Many home buyers rely on mortgage loans to cover the costs of their purchase, or a large portion of it. If your mortgage falls through, you will be protected.

Be careful when it comes to making contingencies. Only include the ones you feel are a must, as this could make it easy for you to back out of a deal legally if things shouldn’t go as planned. But it can also make your offer less appealing to a seller which can be an issue in a hot market.

Overall, contingencies are smart to include in purchase offers.
