Home Buying Contingencies to Consider Including in Your Purchase Offer

Home Buying

It means an offer on a home has been made and the seller has accepted it, but the finalized sale is contingent upon certain criteria that have to be met. These criteria, or contingencies, typically fall under three major categories: appraisal, home inspection and mortgage approval.

When it comes to home buying, there are several items and factors to consider. Some may be noticeable and others not so much.  In layman terms and as it relates to real estate, a contingency is a condition that must be met in order for the deal to be finalized. These things are identified and are made requirements to complete the sale.

Here we share some common contingencies that a purchaser should look to include in their offer-

A home inspection contingency is one of the most common and with a good reason. This allows for home buyers to safely have a way out if they are not happy or uncomfortable with the inspection.

A mortgage financing contingency is another common type you may want to consider. Many home buyers rely on mortgage loans to cover the costs of their purchase, or a large portion of it. If your mortgage falls through, you will be protected.

Be careful when it comes to making contingencies. Only include the ones you feel are a must, as this could make it easy for you to back out of a deal legally if things shouldn’t go as planned. But it can also make your offer less appealing to a seller which can be an issue in a hot market.

Overall, contingencies are smart to include in purchase offers.

How to Stage Your Home

If you want to get the best selling price for your home it’s very important that your first impression is strong.   The better maintained, clean, and clutter-free the house looks, the easier it will be for potential buyers to imagine themselves there.  Here are some helpful tips on how to stage your home.

The Exterior: First Impressions count!

A lot of people will just do a quick drive by to decide if a house is even worth considering.   Catch their eye by creating an inviting exterior with these tips:

  • Fix or replace anything damaged or worn such as gutters, windows, and light fixtures.
  • Touch up all exterior paint
  • Fix doorbells, tighten loose doorknobs, and all squeaking hinges
  • Clean and or paint the front door and replace the “Welcome” mat, if necessary
  • Green-up dry lawn patches, plant extra flowers for color, and place potted plants beside the front door
  • Mow and rake the lawn, trim hedges and shrubs, weed and edge gardens
  • Power wash the porch, siding, deck and patio
  • Clean your air conditioner
  • If you have a pool, make sure it’s clean and functioning properly in season and closed properly in the off-season

Minor repairs that go a long way

There are few things that put buyers off more than viewing a home that appears to be neglected. Maximize your chances for getting top dollar by making these minor repairs:

Third Quarter Sales Report

Westchester County

2016 was a record for the number of transactions in Westchester County.  Both the 1st and 2nd quarters of 2017 exceeded the respective numbers in 2016.  The 2017 3rd quarter level of transactions dropped slightly from the 2016 numbers indicating that 2017 will not surpass last year’s volume.  2017 will finish strongly with a level of activity that will be a minimum of 5,700 sales.

Westchester County Real Estate

Bronxville

The 3rd quarter ended with 42 year to date sales of single family homes in Bronxville Village.  This is exactly the number of sales achieved for calendar year 2016.  There are currently 10 additional properties under contract indicating that 2017 volume will exceed both 2015 and 2016.

Bronxville PO/ Yonkers

48 single family homes changed hands through the 3rd quarter in this section of Yonkers representing strong activity that we have seen for the past few years.  It appears that 2017 total activity will be greater than the previous two years but will fail to reach the record setting 2014 numbers.

Tuckahoe PO/ Yonkers – Crestwood

This portion of Yonkers remains sought after for its unique character and affordability.  2017 will exceed 2016 but is hampered by a lack of inventory that we see in certain markets in Southern Westchester.

Tuckahoe Real Estate

Eastchester

This market remains strong and is one of those that suffer from a lack of inventory.  This year’s activity will exceed both 2015 and 2016 sales but will not reach the record setting volume achieved in 2014.

2017 will be the fifth year in a row that will achieve volume of 45-47 homes.  This amazingly consistent result is indicative of a strong market with excellent appeal to a wide range of buyers.
