NAR Settlement

Higher mortgage rates and the resulting higher monthly payments is not the only issue affecting today’s housing market. The much bigger effect of the higher mortgage rates is the decrease in the number of homes being offered for sale. Most property owners are keeping their homes ‘off the market’ because they cannot afford to give up the mortgage that is financing their home.

The result is LOW INVENTORY. This term is being used by every media source out there to characterize today’s housing market.

Even though there are fewer buyers, there are still buyers in virtually every level of the housing market and they have accepted the higher rates as a fact of life. There are so few houses being offered on the market right now, that there is often lots of competition – the listing goes to “Highest & Best” and many first-time homebuyers get outbid.

The low inventory has caused the volume of transactions to tumble significantly from the first half of 2023 compared to the same period last year as shown on the table above. At the same time, some buyers that bought homes in 2023 paid higher prices than the prior year. For the foreseeable future, we will have a solid sellers’ market. The game changer will be if inventory starts to build but there is nothing pointing in that direction at this time.

Downsizing to a COOP or CONDO? What you need to know.

In this blog, you can read a recent Q & A with Joe Houlihan about moving from a home to a Condo or COOP and what differences you might want to know about before hand.

Q: What are the benefits of owning a condominium vs. a house? Drawbacks?
A: Probably the most popular benefit of owning a condominium is that you are typically not responsible for any outside maintenance. The condo association takes care of shoveling, snowplowing, landscaping, roofs, painting the exterior, paving, and more – all of those things that can drain your budget and your time when you own a house. Additionally, condos often come with a variety of amenities, like a clubhouse, pool, playground, basketball and tennis courts, and community center.

There are certain drawbacks to a condo, however. You lose a level of privacy, and have a lot of neighbors in very close proximity, which can be noisy. Parking can also be a challenge, depending on the development. Also, with a house, you have free reign to do what you like to the exterior and your yard. As an owner of a condo, you will belong to a homeowner’s association, and there are certain rules that must be followed, including items such as specified hours that workers can come to your home, exterior paint colors, and facade maintenance regulations regarding fences and plantings. Also, homeowner associations can raise fees if a huge maintenance issue comes up (e.g., windows need to be replaced).

Q: What is the difference between a condo and a co-op? What’s a better bargain in this market?
A: When you purchase a condo, you are purchasing actual real property. Co-ops are owned by a corporation, and when you purchase a co-op, you are buying shares of stock in that corporation, so you are more like an investor. Co-ops are run by boards, and have a monthly maintenance fee to cover building expenses and upkeep. Additionally, the approval process to purchase a co-op is much more onerous and time-consuming than with a condo. Finally, co-op boards often do not allow subletting at all and, if they do, the rules are very restrictive, as co-op boards want most of the building to be owner-occupied. It is much easier to purchase a condominium, and the rules are generally more relaxed. The problem buyers run into is that condos are hard to come by in certain marketplaces such as southern Westchester where Co-ops are most common.

Q: Are there any specific professions/people that seem to do better in condos?
A: People who like condos want to relieve themselves of the responsibilities of house maintenance, such as cleaning the gutters, mowing the lawn, and fixing the roof. Condos are especially suited to people who have second homes. That way they can go away for three days, or even three months, and not have to worry about such home maintenance issues as shoveling the walkway after a snowstorm.  Condos are also great for working couples, who are both so busy with their jobs that they don’t have time for maintenance issues, as well as seniors, who may not want to or physically be able to take care of their homes anymore.

Buying a Condominium, Pros & Cons – [Q & A WITH JOE HOULIHAN]

Q: What are the benefits of owning a condominium vs. a house? Drawbacks?
A: Probably the most popular benefit of owning a condominium is that you are not responsible for any outside maintenance. The condo association takes care of shoveling, snowplowing, landscaping, roofs, painting the exterior, paving, and more – all of those things that can drain your budget and your time when you own a house. Additionally, condos often come with a variety of amenities, like a clubhouse, pool, playground, basketball and tennis courts, and community center.

There are certain drawbacks to a condo, however. You lose a level of privacy, and have a lot of neighbors in very close proximity, which can be noisy. Parking can also be a challenge, depending on the development. Also, with a house, you have free reign to do what you like to the exterior and your yard. As an owner of a condo, you will belong to a homeowners association, and there are certain rules that must be followed, including items such as specified hours that workers can come to your home, exterior paint colors, and facade maintenance regulations regarding fences and plantings. Also, homeowner associations can raise fees if a huge maintenance issue comes up (e.g., windows need to be replaced).

Q: What is the difference between a condo and a co-op? What’s a better bargain in this market?
A: When you purchase a condo, you are purchasing actual real property. Co-ops are owned by a corporation, and when you purchase a co-op you are buying shares of that corporation, so you are more like an investor. Co-ops are run by boards, and have a monthly maintenance fee to cover building expenses and upkeep. Additionally, the approval process to purchase a co-op is much more onerous and time-consuming than with a condo. Finally, co-op boards often do not allow subletting at all and, if they do, the rules are very restrictive, as co-op boards want most of the building to be owner-occupied. It is much easier to purchase a condominium, and the rules are generally more relaxed. The problem buyers run into is that condos are hard to come by in certain marketplaces such as southern Westchester where Co-ops are most common.

Q: Are there any specific professions/people that seem to do better in condos?
A: People who like condos want to relieve themselves of the responsibilities of house maintenance, such as cleaning the gutters, mowing the lawn, and fixing the roof. Condos are especially suited to people who have second homes. That way they can go away for three days, or even three months, and not have to worry about such home maintenance issues as shoveling the walkway after a snowstorm.  Condos are also great for working couples, who are both so busy with their jobs that they don’t have time for maintenance issues, as well as seniors, who may not want to or physically be able to take care of their homes anymore.

Unprecedented Times – 2021

The global pandemic remains in full swing as we bring the year to a close. There have been ebbs and flows as we seem to conquer one variant and then succumb to another. The residential real estate market has had quite a ride this year as well. In the early part of the year, as vaccination rates increased, the market was ‘jubilant’ with buyers scrambling for almost every property that became available. Bidding wars dominated and first-time buyers were frustrated even if they had more than a 20% down payment.

As we got to the summer months, things got less hectic but contracts continued to get signed. In terms of the numbers — here they are hot off the press. This information is for the single-family home market in five (5) specific areas in lower Westchester.

Bronxville, Bronxville PO and Crestwood did not have a huge difference in sales volume, although the median price went up substantially. As you can see the larger impact was felt in Eastchester with a substantial increase in both volume & sales price. Tuckahoe showed a nice increase in the number of sales but the median price went down a bit.

Looking ahead-2022 should be another interesting year in real estate.

Making Your Home Enticing to Buyers – Part One

As a Realtor®, I get lots of questions about what to do or what not to do when getting your home ready to sell. In brief, you can sell it 1) “as is” and do absolutely nothing, 2) you can make minor fixes, not spend a lot of money and get a decent market price or #3) or you can do some renovations that will definitely enhance the value of your home thereby enhancing the asking price. In order to answer this question, I am going to write the response in a series of three blogs. Here is #1

Making Your Home More Enticing to Buyers

First impressions count! Buyers begin judging your home the moment they see it. They prefer to see homes that are well-maintained, clean, and clutter-free. Home improvements should be high on your list – keeping up with needed repairs, upgrading kitchens & bathrooms (if possible), and doing even minor renovations work. All of these actions will make a big difference in the selling price.

Renovations – Which ones are market-smart?

Sometimes homeowners resist renovation work because they fear they won’t recoup the cost.
But in many cases, minor renovations will more than pay for themselves.

Here are a few “market-smart makeovers” you might consider:

  • Kitchens — consider putting in new flooring, counter tops, appliances and lighting, as buyers typically look for updated kitchens. You’ll recover a large percentage of your expenses upon resale.
  • Bathrooms — opt for good lighting, large mirrors, attractive fixtures and materials, plenty of storage, and paint using neutral colors.
  • Energy-Efficient Improvement’s – Think “green”! Energy saving upgrades and repairs that reduce fuel bills can be a real selling point.

When considering renovations in anticipation of selling, there are two important rules: don’t over renovate, and be careful not to make renovations which please you personally. Remember your prepping your house to sell. This is where working with the right Real estate professional pays off. They can advise you on what’s trending with new buyers and where best to spend your money.
