Where To Go For Valentine’s Day Dinner In Bronxville

Bronxville

As COVID (including the Omicron variance) is drawing to a close (fingers crossed), people are starting to think more and more about getting out and enjoying life again. Physically going out, that is. While it was fun initially — staying in and cooking, learning new recipes, and mostly ordering in (thank goodness for the venders who worked through all of this), it’s time to come out of hibernation and enjoy getting back out there.  With that said, Valentine’s Day is right around the corner.  What a great time to get out and celebrate with your loved one or your family.  So, with Valentine’s Day coming soon (Monday February 14th), here are our top five favorite restaurants:

-Rosie’s – https://www.rosiesbronxville.com/

-Underhills – Crossing; http://underhillscrossing.com/

-The Urban Hamle – https://theurbanhamlet.com/

-Park 143 – http://www.143parkbistro.com/

-Il Bacio Trattoria – https://www.ilbaciotrattoria.com/

A bit of history about Valentine’s Day, also called Saint Valentine’s Day or the Feast of Saint Valentine which is celebrated annually on February 14th. It originated as a Christian feast day honoring early Christian martyrs. The Feast of Saint Valentine was established by a Pope way back around A.D. 270 to be celebrated on February 14th in honor of Saint Valentine of Rome who died on that day. Fast forward to the 14th and 15th centuries, it became a more romantic day of love developed by the troubadours of Southern France and widely noted in European literature.  Then, by the 18th century in England, it grew into an occasion where couples expressed their love for each other by presenting flowers, candies, and sending greeting cards known as Valentine’s Day messages. So, you see Valentine’s Day has become a substantial day of commercial celebration of romance and love throughout the world. What a lovely, romantic day!

This Valentine’s Day will be a great day to reflect about our family and loved ones whom everyone has missed seeing over the past couple of years. Send those cards and make those reservations. Enjoy!

Buying a Condominium, Pros & Cons – [Q & A WITH JOE HOULIHAN]

condo vs coop

Amout Villa Magazine recently conducted a Q&A with Joe Houlihan about buying a condo for a home, read what he had to say in this post.  And, remember to call Houlihan & O’Malley to speak with one of our expert agents about your real estate needs; buying, selling, renting, we’re here for you!

Q: What are the benefits of owning a condominium vs. a house? Drawbacks?
A: Probably the most popular benefit of owning a condominium is that you are not responsible for any outside maintenance. The condo association takes care of shoveling, snowplowing, landscaping, roofs, painting the exterior, paving, and more – all of those things that can drain your budget and your time when you own a house. Additionally, condos often come with a variety of amenities, like a clubhouse, pool, playground, basketball and tennis courts, and community center.

There are certain drawbacks to a condo, however. You lose a level of privacy, and have a lot of neighbors in very close proximity, which can be noisy. Parking can also be a challenge, depending on the development. Also, with a house, you have free reign to do what you like to the exterior and your yard. As an owner of a condo, you will belong to a homeowners association, and there are certain rules that must be followed, including items such as specified hours that workers can come to your home, exterior paint colors, and facade maintenance regulations regarding fences and plantings. Also, homeowner associations can raise fees if a huge maintenance issue comes up (e.g., windows need to be replaced).

Q: What is the difference between a condo and a co-op? What’s a better bargain in this market?
A: When you purchase a condo, you are purchasing actual real property. Co-ops are owned by a corporation, and when you purchase a co-op you are buying shares of that corporation, so you are more like an investor. Co-ops are run by boards, and have a monthly maintenance fee to cover building expenses and upkeep. Additionally, the approval process to purchase a co-op is much more onerous and time-consuming than with a condo. Finally, co-op boards often do not allow subletting at all and, if they do, the rules are very restrictive, as co-op boards want most of the building to be owner-occupied. It is much easier to purchase a condominium, and the rules are generally more relaxed. The problem buyers run into is that condos are hard to come by in certain marketplaces such as southern Westchester where Co-ops are most common.

Q: Are there any specific professions/people that seem to do better in condos?
A: People who like condos want to relieve themselves of the responsibilities of house maintenance, such as cleaning the gutters, mowing the lawn, and fixing the roof. Condos are especially suited to people who have second homes. That way they can go away for three days, or even three months, and not have to worry about such home maintenance issues as shoveling the walkway after a snowstorm.  Condos are also great for working couples, who are both so busy with their jobs that they don’t have time for maintenance issues, as well as seniors, who may not want to or physically be able to take care of their homes anymore.

Unprecedented Times – 2021

The global pandemic remains in full swing as we bring the year to a close. There have been ebbs and flows as we seem to conquer one variant and then succumb to another. The residential real estate market has had quite a ride this year as well. In the early part of the year, as vaccination rates increased, the market was ‘jubilant’ with buyers scrambling for almost every property that became available. Bidding wars dominated and first-time buyers were frustrated even if they had more than a 20% down payment.

As we got to the summer months, things got less hectic but contracts continued to get signed. In terms of the numbers — here they are hot off the press. This information is for the single-family home market in five (5) specific areas in lower Westchester.

Bronxville, Bronxville PO and Crestwood did not have a huge difference in sales volume, although the median price went up substantially. As you can see the larger impact was felt in Eastchester with a substantial increase in both volume & sales price. Tuckahoe showed a nice increase in the number of sales but the median price went down a bit.

Looking ahead-2022 should be another interesting year in real estate.

HAPPY NEW YEAR!

Making Your Home Enticing to Buyers – Part Two

condo vs coop

Last month we started chatting about making your home enticing to buyers; about renovations and market-smart makeovers. This month we are covering how small changes can make a big difference in selling your home.  Blog 2 of 3.

SMALL UPGRADES AND REPAIRS CAN MAKE A BIG DIFFERENCE

There are few things that put buyers off more than viewing a home that appears to be neglected. If you want to maximize your chances of getting top dollar, consider doing some minor upgrades and make all necessary repairs…even those that are “out of sight, out of mind”.

Leaving aside major structural and functional matters, here are a few relatively minor upgrades and repairs that can go a long way to improve how buyers perceive your home.

The Exterior:

  • Fix or replace anything damaged or worn, such as patio and deck, gutters and eaves, windows, shutters, screens, storm doors, light fixtures porches and steps, walkways and fences
  • Touch up all exterior paint or, if need be, re-paint the house
  • Fix doorbells, tighten loose doorknobs, and all squeaky hinges
  • Clean and or paint the front door, polish the front door hardware, and even replace the “Welcome” mat, if necessary
  • Green-up dry lawn patches, plant extra flowers for color, and place potted plants beside the front door

The Interior:

  • Fix or replace cracked molding or floor tiles, loose door knobs, squeaky door hinges, closets or screen doors that are off their tracks, bathroom lighting and hardware, toilet seats, loose caulking or grout
  • Fix and touch-up walls, ceilings, windows and doors
  • Brighten interiors with a new coat of paint in light, neutral colors
  • Shampoo carpets and rugs; replace, if necessary
  • Make sure major appliances are in good working order
  • Replace switch and outlet plates and heat/cooling vents with new ones if they are discolored or cracked
  • Add closet organizers or shelving for basement and garage
  • Clean and paint basement concrete floors and walls
  • Clean water heater and drain sediment; change furnace filter

This is a short list of simple tasks that can make a big difference.

Making Your Home Enticing to Buyers – Part One

condo vs coop

As a Realtor®, I get lots of questions about what to do or what not to do when getting your home ready to sell. In brief, you can sell it 1) “as is” and do absolutely nothing, 2) you can make minor fixes, not spend a lot of money and get a decent market price or #3) or you can do some renovations that will definitely enhance the value of your home thereby enhancing the asking price. In order to answer this question, I am going to write the response in a series of three blogs. Here is #1

Making Your Home More Enticing to Buyers

First impressions count! Buyers begin judging your home the moment they see it. They prefer to see homes that are well-maintained, clean, and clutter-free. Home improvements should be high on your list – keeping up with needed repairs, upgrading kitchens & bathrooms (if possible), and doing even minor renovations work. All of these actions will make a big difference in the selling price.

Renovations – Which ones are market-smart?

Sometimes homeowners resist renovation work because they fear they won’t recoup the cost.
But in many cases, minor renovations will more than pay for themselves.

Here are a few “market-smart makeovers” you might consider:

  • Kitchens — consider putting in new flooring, counter tops, appliances and lighting, as buyers typically look for updated kitchens. You’ll recover a large percentage of your expenses upon resale.
  • Bathrooms — opt for good lighting, large mirrors, attractive fixtures and materials, plenty of storage, and paint using neutral colors.
  • Energy-Efficient Improvement’s – Think “green”! Energy saving upgrades and repairs that reduce fuel bills can be a real selling point.

When considering renovations in anticipation of selling, there are two important rules: don’t over renovate, and be careful not to make renovations which please you personally. Remember your prepping your house to sell. This is where working with the right Real estate professional pays off. They can advise you on what’s trending with new buyers and where best to spend your money.

How We Sometimes Operate like a Concierge Service

Concierge Services aren’t just for hotels. This is a white-glove level of service designed to prompt next-level customer loyalty. And that’s how Houlihan & O’Malley operates on many occasions. Primarily, clients view a concierge as a trusted advisor — even in Real Estate, someone who can make recommendations or suggestions about who to use for new windows, plumbing issues, getting a dumpster, or just something as simple as who to call for a small paint job.

A Real Estate Concierge assists clients by performing various tasks such as:

  • Picking up mail for the owners while out of town
  • Turning the lights on and off (before & after showings)
  • Turning the alarm off and on (before & after showings)
  • Commissioning handyman services
  • Coordinating repairs with the appropriate service people; Locating hard-to-find trades people — Locksmiths, Stain Glass Repair, etc.
  • House Cleaning Services
  • Landscapers/Lawn Services
  • Organization/De-cluttering
  • Decorating Help
  • Staging

These services are extremely invaluable to a homeowner.

Even something as simple as getting your house documents that are on file in your town building department. Before we meet our clients, we go to the building department to obtain all the paperwork on the house — checking for closed & open permits, Certificate of Occupancy (CO), etc.  We have great relationships with many of the local building departments, whereas most individuals do not even know where to go.

That is what concierge services are all about. If we can’t do it, we’ll find someone who can.

Houlihan & O’Malley Real Estate Services has been around for 30+ years-we are a small boutique agency, family owned and operated with local talent and commitment to all!
