Real Estate Market Update Q2 2017

Westchester County

Westchester County

Last year recorded the most single family home sales in Westchester County in the past five years. Year to date activity is on par with last year’s performance. The median price continues to gradually improve and has reached $650,000 so far this year. The county wide peak was a median price of $685,000, prior to the financial crisis. Limited inventory is being reported throughout the County especially homes priced under $1 million.

 

Bronxville Village

There have been 25 sales of detached single family homes through the end of the 2nd quarter. There are 21 additional homes in contract as of June 30, so the minimum number of sales for the year will be 46. Last year’s total was 42 sales. The market is oversupplied in the $3 million plus category with 21 homes currently available.  There is strong demand for townhouses of which there is very limited inventory. Village co-ops also have a limited supply and very good demand.

 

 

Bronxville PO/Yonkers

Through the end of the 2nd quarter, there were 24 closed sales in this market; there are another 19 homes under contract. Demand in this market is strong and supply is adequate. The proximity of the Village and its many conveniences continue to make this market desirable to a cross section of buyers. The lower real estate taxes are chief among the desirable characteristics of this area.

 

 

Tuckahoe PO/Yonkers

This is the small neighborhood of Crestwood in the City of Yonkers. This neighborhood has always had its own market with its own Metro North stop on the Harlem line. There is a limited supply and strong demand.  Like all markets, even when supply and demand are in the seller’s favor, buyers will not make offers on homes that they feel are overpriced.

 

 

Eastchester School District

This market continues to do well. Activity through the end of the second quarter with 51 sales is virtually identical to last year’s numbers. Demand is strong and supply is limited. The median sales price in Eastchester in 2014 was equal to the pre-recession high of $682,000. Since then the median sale price has increased by 5% per year and was $750,000 in 2016. We will monitor this as the year progresses.

 

 

Tuckahoe School District

A lack of supply in this market has caused a slow-down in market activity. Median price of $740,000 for 2016 is approaching the pre-recession median of $765,000 which was achieved in 2008.  Homes priced under $1 million are the strongest part of this market; well priced homes in this part of the market have short marketing periods.

Bronxville & Surrounding Market Update Q1 2017

Bronxville

Bronxville Village

2017 Q1-1st quarter market activity in Bronxville Village is in line with the two prior years 2015 and 2016, reflecting a continued pull back from amazingly strong years 2012 through 2014. Recent activity shows this market has been particularly strong in the $2-$4 million range.

 

Bronxville PO/Yonkers

2017 Q1-1st quarter activity in the Bronxville PO is the strongest its been over the past 5 years.  Buyers continue to be drawn to the favorable real estate tax rates that they cannot find in any of the neighboring markets.  This area of Yonkers offers all of the locational advantages of Bronxville except for the schools including an easy commute to New York.

 

Crestwood

2017 Q1-1st quarter activity in Crestwood is relatively low due to the lack of inventory. As properties come on the market, they tend to be absorbed relatively quickly.

 

Eastchester

2017 Q1-1st quarter activity in Eastchester is the strongest it has been in the past 5 years.  Overall activity in Eastchester was low in 2016 due to a lack of inventory, not lack of demand.

 

Tuckahoe

2017 Q1-1st quarter activity in Tuckahoe is on par with last year and reflects strong demand in this market.

2016 Real Estate sales in Westchester County were very strong.  There were more transactions for SF homes sales (over 6200) than in any other year over the past 10 years and the County wide median price has held steady for the past 3 years between $624,000 and $635,000

 

Bronxville Schools

Bronxville

  • Market activity in the Village has slowed down slightly in 2016 with 42 transactions vs. 45 in 2015
  • Median price is slightly higher from $2.5m to $2.6m
  • Bronxville currently has a surplus inventory at the upper end of the market (+/= $3m) with 19 properties currently on the market

 

Bronxville YonkersCrestwood

Bronxville PO and Crestwood

  • Bronxville PO and Crestwood sections of Yonkers had less transactions in 2016 but with consistent price levels
  • Median prices in the Bronxville PO held steady over the past three years between $802k and $806k
  • Median prices in Crestwood ranged between $560k and $600k
  • There has been a lack of inventory in both of these markets but no lack of demand

 

Tuckahoe SchoolsEastchester Schools

Tuckahoe and Eastchester

  • Market activity in both Tuckahoe and Eastchester slowed down slightly in 2016; less sales but an average increase in price by about 4%
  • Tuckahoe had 44 transactions with an increase in median price to $719k
  • Eastchester had 108 transactions with an increase in median to $745k
  • Less transactions than in prior years was again due to lack of inventory, not lack of demand

Certainly, the interest rate hike will effect sales; something to keep an eye on (but, buyers should still take advantage of historically low mortgage rates).

The beginning of the ‘spring’ market has clearly arrived.  Phones are ringing and appointments are getting booked.  We look forward to another vigorous real estate market in 2017!
